General Information

 

Situated in the territory of Elin Pelin municipality, Logistic Park East Ring is located in a traditional industrial area, 25 minutes away from the center of Sofia. Between the two entry-exit highways Hemus (A2/E79) and Trakia (A1/E80), the park covers an area of 220 00 sq.m., with the potential to be built 90 000 sq.m. of warehouse and industrial premises.

Up-to-date, four dry storage warehouses are functional with a total built-up area of 25 600 sq.m. These are buildings 1, 2, 5 and 6, each one with a built-up area of 6 400 sq.m. The buildings are suitable for dry storage and/or light production. In favour of the employees the park offers:

  • Up and running is a modern bistro restaurant - “Bistro KARE”

  • Free transportation service is provided from Tsarigradsko Shose Metro Station and the city of Elin Pelin (through Novi Han) to the park and back.

The logistic park has:

  • certified drinking water supply network

  • two electrical substations

  • optic cable with large enough capacity

  • emergency back-up generators

Every year, we see an increasing number of people of various ages living healthier and more active lives. As a result, high quality work environment is becoming extremely important. At “Logistic Park East Ring”, we realise that to achieve sustainable growth and development, this should be taken into consideration.

The park is situated within a short distance of the city, in a clean natural environment, which we intend to preserve. We aim to reduce the number of vehicles, as well as, encourage healthy and balanced work life through a mix of strategic initiatives. These include::

  • Newly built sports ground, equipped with “street fitness” facilities and a basketball court

  • A modern restaurant, offering fresh and healthy variety of food.

Buildings Scaled by Measure

The park’s buildings are modern and sustainable. They are designed to be tailored in regards to the business’ needs. East Ring’s design and future phases of development are consulted by Econsult (www.econsult.at) – Austrian architectural bureau with extensive experience in logistic projects.

The buildings’ floor load capacity is 5 t./sq.m., while the minimum clear height of the premises is 10.5 m. This allows for industrial companies with heavy machinery and equipment, to become tenants.

The buildings possess BREEAM certification - they meet all European standards and at the same time reduce utilities costs.

The construction of logistics spaces with special temperature regimes are also planned.

Workforce - Sofia ++

In close proximity there are numerous small-scale populated areas. According to their needs, tenants can recruit a diverse workforce.

 

MANAGEMENT
(FACILITY MANAGEMENT)

In East Ring, tenants have no responsibility in maintaining the common areas. The business only comes with its equipment, stock and employees. Everything else is handled by the management.
